If you are selling your home yourself it is important that you speak with the lawyer/attorney that will be handling your sale and let them know you are doing so. See what they can provide in the way of legal docs that a mere mortal could use prior to bringing the final documentation to them. Failing that many of the larger stationary stores now carry generic offer/sale documents.

If you are using a real estate agent they will have the documentation you need. You will still need a lawyer to handle the closing etc.

Remember…Whether you use an agent or FSBO…you will still need a lawyer. It is an expense you must allow for either way.

Pricing - Your pricing is critical. You hear so many people say ..”We need to get this much for our house “so we can buy the house we want”..or “so we can pay off some of our debts”.

What you need the money for has NOTHING to do with what your home is worth. The market ALWAYS determines the value of your home.
If you are selling your home yourself you will need to try and find comparable sales in yours or similar areas as they can be the closest tool to establishing a true market value for your home. If you don’t….check the MLS website and see what comparable homes are listed for.

If you are using a real estate agent they will pull the comparables and have them available for you when you meet with them to list your home.

If you price your home right, you should be in the game.

If you are selling your home yourself Use your commission savings to enable your home to have more competitive pricing. You will also have to look at a marketing budget of some kind in addition to the site marketing done by OwnerSelling.ca.
It is awfully lonely waiting for the phone to ring or having no one at your open house. You have to budget money to advertise in your local newspaper…print flyers and put them up etc.
Don’t forget…your Code Number. Check your post for this number.

If you are using a real estate agent make sure you ask them how they plan to market/advertise you home besides the MLS listing and how often they plan to hold an advertised Open House for your listing.

If you decide to advertise your home or open house in the newspaper or flyer etc. you can put your info in your ad and then say..

Please remember to use this when advertising your home for sale as it will let people put the number into the Search that is on all pages and go directly to your home.

Open Houses and Showings

Declutter and clean - “Show’s a 10″ and “Pride of Ownership” are the tags you want to be absolutely confident in attaching to your home.
Make sure you do your part. It makes a world of difference to an agent or youself when you are showing a home that is cared for.
You want to KNOW that after a viewing the reason it didn’t sell or get an offer wasn’t because you didn’t bother to have the home in tiptop shape. Don’t be lazy. When you show your home at it’s best you know it and so do prospective buyers. I would rather not show a home than show it in a bad light.

REMEMBER…a home does not have to be new to show what many buyers look for ….Pride of Ownership.
Strive to always make your home ..new or older…show Pride of Ownership.
